In our efforts to do good to our Nallan members, we are constantly searching for opportunities. We are happy to inform you that one such opportunity has come. We are proud that one of our young Nallans, Sri K.S Sridhar, a Chartered Accountant by profession, is also a progressive builder and developer. He has successfully developed a residential lay out near electronics city, Bangalore and made available to thirsty public to own a site. This layout was developed through HEDDARI ENGINEERS LTD, a public limited company incorporated in the year 1994, under the provisions of the company’s act 1956.

The company had envisaged to develop sites of dimensions 30’x40’ and 40’x60’ at Mysore. The company had acquired about four acres of land with options for more acquisitions on Mysore –Bannur National high way. The land is situated about 9km from the city centre and 100ft from the National high way. A cluster of lay outs by many banks/govt departments adore the 9km and every one of the sites have already been sold. It has been planned to provide water supply distribution net work, electricity distribution net work, street lights, storm water drains, asphalted roads, play area, road side plantation, under ground drainage system etc. Further, they had acquired another 1 acre, 10 Guntas and undertook development especially for the trust.

The trustees had felt that this opportunity of acquiring sites in this dream city with royal features in educational facilities, palace, Krishna raja sagar dam, zoo, etc be made available to our members either to settle down or to invest and earn appreciation in value. This would enable creation of wealth to our members. The pre- requisite for availing this opportunity was that the applicant should be a member of the trust or he should become immediately a member. In this connection, it has to be clarified that the trust is only a sponsorer to facilitate the member. Persons purchasing the site had to follow the requirements of the developer with regard to payment schedule, development time frame, handing over possession of the site. They had to satisfy themselves with regard to legal clarity to tittles of the property, approval of Government authorities etc.

We have pleasure in informing all the members of the trust that the project at Mysore – Nallan Chakravarthy Enclave (residential layout exclusively for the members of trust) has been successfully completed. Our sincere thanks to all the members who encouraged us, without whose help it would have been difficult to see our dream come true. The approved lay out is attached. Fifteen of our members had responded so far and they have been allotted sites. Members are in the process of getting the sites registered in their name. There are only few sites.

The developer company, M/s.Heddari Engineers (I) Ltd, who have formed and developed Nallan Chakravarthy enclave layout are coming out with another project. They have purchased a property very close to the existing layout and the area is around 2 acres and 38 guntas. The property is already registered in one of the Company Director’s name. They are willing to develop the layout for the trust on the following terms and conditions:

1) The rate per sq.ft is Rs.500/-
2) Advance payment is 30% of the cost.
3) The rate offered is for a period of 6 months.
4) The papers like khata, conversion order, plan etc will be ready within 18 months.
5) Project completion period is 24 months.
6) Sites will be predominantly of 30’x40’ dimension
